After interviewing 5 Realtors from reputable agencies with listings in the area of my home, I chose Raymonda to list my property...and I am so glad I did.
I had done a lot of maintenance to the property to make it saleable, however, it was significantly upgraded compared to others in the neighborhood...a difficult property to get your money out of. ALL of the other Realtors came in and said that the property should list between $180 and $200K, solely based on the square footage of the home. One other Realtor had stated that because the property was improved so nicely, she may be willing to list it for $205K.
Raymonda looked at the property and said that it is clear that it's over-improved, however, it was done very nicely and could get a premium, particularly if we could attract a cash buyer...if the property went to appraisal, it would likely appraise for the $200K price, and we'd be stuck at the lower level.
Raymonda suggested that we list the property for $225-229K, with the knowledge that if we did not get a cash buyer in the first few weeks, we would reduce the price. Raymonda did a great job with the visuals for the internet listing, and wrote a compelling description of the property...very professional.
The result was that we had a cash buyer within 24 hours of the listing....full price, 30 day settlement.
Raymonda proved her professionalism, experience, and skill in evaluating the property for the best results for me, and didn't stop at the easy work of multiplying square footage times average price per square foot as her competition did.
The result was I had at least $20K more in my pocket with a very positive experience.
